Driveway Services for Flanders properties

Quick answer

Old Irish Paving & Masonry installs, replaces, widens and repairs driveways in Flanders, NJ, in asphalt, interlocking pavers, concrete and Belgian block. Every driveway is built on excavated, compacted stone base with drainage set away from your garage and home. Most asphalt driveways are completed in 1–2 days.

Many Flanders driveways are original to the house and showing alligator cracking and sunken edges. Replacing them with a properly compacted base, and widening where families now have more cars, is our most common Flanders job.

Hilly terrain and glacial, rocky soils make drainage and base compaction the key to long-lasting paving in Flanders. That’s why every driveway we build starts with removing the old surface and soft soil, then installing and compacting a new stone base before a single inch of asphalt or paver goes down.

Problems we solve

Common Flanders problems and how we solve them

These are the issues we’re called about most in Flanders and nearby Morris County: some are specific to local soils, terrain and housing, others are common across New Jersey.

Original subdivision driveways at end of life

What you seeAlligator cracking, sunken edges and patches on 25–35-year-old driveways.

Why it happensBuilder-grade base from the original construction, plus decades of freeze-thaw.

How we fix itFull replacement with a compacted base, often widened for extra vehicles.

How to prevent itSealcoat every 2–3 years and crack-fill promptly.

Townhouse community stoops and walks

What you seeSettled stoops, cracked walks and trip hazards across multiple units.

Why it happensUniform construction from the same era means problems appear at the same time.

How we fix itPhased repair and replacement programs with written proposals for HOA boards.

How to prevent itAnnual inspections by the community to catch hazards early.

Glacial stone in excavations

What you seeLarge rocks and cobbles turn up when digging for walls and patios.

Why it happensMorris County’s glacial soils.

How we fix itWe screen, remove or reuse stone and adjust base design to firm conditions.

How to prevent itExpect some rock and build it into the plan.

Plows keep tearing up the edges

What you seeChunks of asphalt are pushed onto the lawn every winter, and the edges get rougher each year.

Why it happensUnsupported asphalt edges, and plow blades set too low.

How we fix itWe rebuild the edges on a wider base and install Belgian block curbing as a solid, plow-resistant border.

How to prevent itMark the edges with stakes before winter and ask your plow service to use a shoe or rubber edge.

Puddles and standing water

What you seeWater ponds near the garage door, along the edges or in tire ruts long after the rain stops.

Why it happensThe driveway was graded flat or sloped the wrong way, or the base has settled in spots. Standing water seeps into cracks and accelerates every other kind of damage.

How we fix itSmall birdbaths can sometimes be corrected with an infrared or hot-mix leveling patch. Where the overall pitch is wrong, the surface has to come out so the base can be regraded, sometimes with a trench drain or dry well added.

How to prevent itPitch matters most at installation. Ask any contractor exactly where water will go before they pave.

Heaving after winter

What you seeSections of pavers have lifted, often near the house or where water collects.

Why it happensWater in a poorly draining base freezing and expanding. Frost-susceptible soils make it worse.

How we fix itWe rebuild the base with free-draining stone, correct the pitch and address the water source (downspouts, grading).

How to prevent itProper base material and drainage prevent heaving. This is the most important detail on any paver job.

Repair or replace your Flanders driveway?

Isolated cracks, small potholes and faded asphalt are usually fixed with crack filling, patching and sealcoat. Widespread alligator cracking, sunken tire tracks, broken edges and standing water mean the base has failed, and replacement is the better value. We’ll walk the driveway with you and explain what we see.

Plan with confidence

Before you start: costs, mistakes & maintenance

What affects the cost

  • Flanders site conditions: Hilly terrain and glacial, rocky soils make drainage and base compaction the key to long-lasting paving in Flanders.
  • Widening, parking pads and turnarounds
  • Drainage: trench drains, regrading, dry wells
  • Borders and aprons: Belgian block, pavers
  • Permits for widening or curb-cut changes, where your town requires them
  • Material: asphalt is usually lowest, concrete mid-range, and pavers highest

Mistakes to avoid

  • Skipping a turnaround on a busy road
  • Letting the cheapest quote decide the base depth
  • Hiring a door-to-door “leftover asphalt” crew
  • Choosing material on price alone without considering maintenance and lifespan

I met with the owner Thomas, who gave me ideas and choices for the look I was trying to envision. The crew tore up my old cracked concrete patio and sidewalk and installed gorgeous new pavers. They did the work promptly and professionally and cleaned up well after the jobsite.

Last month they did my backyard stoop, patio and walkway, and added a french drain to a sump pit in the yard. They did an amazing job! I highly recommend them for any paving and masonry work. Tom and crew are a pleasure to deal with.

FAQ

Frequently Asked Questions

How long does it take to replace a driveway in Flanders?

Most asphalt driveways take 1–2 days. Paver driveways take about 3–7 days, and concrete takes 3–5 days plus about a week of curing.

Do I need a permit to widen my driveway?

Often yes. Many New Jersey towns, Flanders included, regulate driveway width, curb cuts and work in the road right-of-way. We’ll confirm what’s needed.

Do you work with HOAs and townhouse communities in Flanders?

Yes. We provide written proposals for HOA boards and property managers for driveway, roadway, parking area, walkway and stoop projects.

Can you add Belgian block to my driveway?

Yes. Belgian block curbing and aprons can be added to new or existing driveways.

Why does my asphalt driveway keep cracking?

Most recurring cracks come from water getting into the base, not from the asphalt itself. Seal cracks while they’re small, fix drainage, and if alligator cracking has spread, rebuild the base in that area.

Is cold patch a permanent pothole fix?

No. Bagged cold patch is a temporary fix. A permanent repair is saw-cut, excavated, rebuilt with compacted stone and filled with hot-mix asphalt.
